The Ontario approach

Parking Lot Surfacing, done the way it should be in Richmond Hill.

A parking lot is a revenue-generating surface for most Ontario commercial properties. Retail, restaurants, medical offices, strata boards: every day the lot is closed is revenue lost. We plan every project around your operations, staged phasing to keep 60 to 70% of the lot open at all times, night and weekend work available.

New construction, mill-and-pave resurfacing, structural repair of failed sections, full line painting including ADA-compliant accessibility markings, catchbasin and drainage rebuilds, and ongoing maintenance packages. We handle lots from 20 stalls to 2,000+, residential condo to big-box retail.

For ageing lots, we core-sample before quoting to tell you honestly whether mill-and-pave (cheaper, fine if the base is sound) or full rebuild (more expensive, required if the base has failed) is the right call. Most contractors will estimate full rebuild as default, the wrong answer on many lots.

Do we need to close the lot?
Not fully. We stage work in phases so you always have at least 60 to 70% of the lot available.
Mill-and-pave or full rebuild?
If the base is sound and only the top 50mm is worn, mill-and-pave at half the cost. If potholes and alligator cracking show base failure, full rebuild.
How long does the paint last?
Standard traffic paint gives 12 to 18 months on heavy-use lots. Thermoplastic (heat-applied) lasts 3 to 5 years but costs 3x more.
Can you install EV charging station pads?
Yes. We pour reinforced concrete pads sized for level-2 and level-3 EV chargers, including bollard protection and conduit for electrical service.
Do you handle snow-damage repair in spring?
Yes. Plough damage, salt scaling, frost-heaved catchbasins and pothole blow-outs all get addressed in one mobilisation.
How do you handle snow removal overlap?
We coordinate with your snow-removal contractor and shift their routes around our work zones. Where phasing permits we maintain full plough access to unused portions of the lot throughout. Winter-schedule work is possible for resurfacing projects that can tolerate a rubberised crack-sealant hold.
Can you install speed bumps or traffic calming?
Yes. Asphalt speed bumps, rubber speed humps, raised crosswalks, and bollards for pedestrian protection. We also install EV parking restrictions, fire-lane markings and accessibility ramps.
